Flooring : 2" x 6" t&g over 2" x 12" floor joist for any upper floors
Stairs: Rough cut lumber with horizontal railing to code for upper floors
Wall finish: 1" x 6" ship lap
Ceiling finish: 1" x 6" ship lap
Insulation: Polyiso rigid foam board for the roof ( R - 19) spray foam for the walls (R-13)
Electrical: Rough and final to code
Plumbing: Rough and final to code
HVAC: Builder grade to code

Whats not included:
• Any engineering plans (if required).
• Any grading.
• Any landscaping.
• Any retaining walls.
